Direct Acquisition

 

Vesta Equity has dedicated professionals focusing exclusively on opportunities in the distressed acquisition markets. To date, Vesta’s acquisition division has acquired over $25,000,000 in direct investment opportunities. These acquisitions are focused on single non-performing notes, pools of notes, direct asset acquisitions and REO asset acquisitions.

Acquisition Criteria

Generally, Vesta will acquire assets with all or some of the following characteristics:

Property Type:
  • Fractured Condos
    • Vesta will acquire broken condo projects in which the developer was unable to sell all of the units, or in select cases, abandoned development projects that need completion.
  • Multifamily
    • Prefer Class B properties with a minimum of 100 units that are well positioned in growing submarkets and are either under-performing or poised for a value-add rehab program.
  • Office, Retail & Hospitality
    • Considered on a select basis with operating partners.
Scenarios:
  • Depending on leverage used, if any, a purchase price between $2 million and $30 million.
  • Assets acquired through off market transactions or through limited brokerage process.
  • Attractive discount to replacement cost.
  • Direct buy from developer, lender or special servicer.

Target Markets

Vesta will acquire well situated assets located in high barrier to entry markets throughout the Southeast and Texas. The primary focus will be in the following states:

  • Florida
  • Georgia
  • The Carolinas
  • Texas
